A sublet has three parties: the landlord, who owns the building; the original tenant, who signed the lease (also called the sublessor); and the subtenant, who moves in for a month or more.
The original tenant stays responsible to the landlord for rent and any damage. In LA they’re often a UCLA or USC student away for the summer, someone working on a production out of town, or a professional leaving for travel or a temporary move, and subletting lets them keep their lease without paying for an empty apartment.
For the subtenant, that means a real furnished apartment, or a private room in a shared one, that’s already set up, with Wi-Fi and utilities running, no broker fee, and no year-long lease. On Ohana, every booking has a sublease agreement covering dates, rent schedule, deposit, and house rules, and the host isn’t paid until you move in.

Finding a place to live in Los Angeles can feel overwhelming when you need to move fast. Ohana makes it easier to secure flexible housing, whether you are looking for a furnished apartment, a short term sublet, or a month to month sublease. Browse options across Westwood, Culver City, Santa Monica, Downtown LA, Koreatown, and Hollywood, and compare neighborhoods by commute time, lifestyle, and the everyday details that matter.
Ohana is powered by sublets posted by real people. You will see furnished Los Angeles sublets from students and interns near UCLA and USC, plus listings from professionals who are relocating, traveling, or temporarily leaving the city. You can also find move in ready homes from experienced property managers. Each listing highlights the essentials, including furniture, Wi Fi, laundry, elevator access, utilities, pet policies, and clear move in and move out dates, so you can book with fewer surprises.
Before you commit, guests and hosts hop on a quick intro call for a live virtual tour. It is a simple way to confirm the space, ask questions, and align on expectations. Ohana is designed to add trust and reduce risk. Hosts are paid only after the guest moves in successfully, and deposits are returned within 7 days of move out once the apartment is confirmed to be left in good condition.
Ohana also supports teams moving to LA for work. We have partnered with companies in the region and helped place employees in housing, including Snapchat, so renters and hosts can feel confident the process is built for real world moves.

Yes. A Los Angeles sublet is legal when it follows three rules. These rules cover the City of Los Angeles; Santa Monica, West Hollywood, Culver City, and Pasadena are separate cities with their own.
The stay is longer than 30 days
Anything shorter is a short-term rental under the Home-Sharing Ordinance (opens in a new tab), which requires the host to register with the city and limits it to their primary residence.
The lease allows it
California doesn’t give residential tenants a general right to sublet, so the lease decides. Most LA leases require the landlord’s written consent before you sublet, and some prohibit it outright.
The building allows it
Condo associations can set their own rental rules in their bylaws, and rent-stabilized and subsidized units can carry extra limits. Check before you list.
If you’re leaving for the summer, a shoot, an internship, or a stretch of travel, subletting lets you keep your lease without paying for an empty apartment.
Read your lease
Find the sublet or assignment clause, and check whether your unit is rent-stabilized, in a condo, or subsidized, since each can have its own rules.
Get your landlord’s consent in writing
Send the request by email or letter with the sublet dates, the subtenant’s name, and a copy of the proposed sublease, and keep the written approval.
Set a fair rent
Check whether your lease or local rent rules limit what you can charge, and compare with the Los Angeles median rents on this page.

On Ohana, you meet the host on an intro call before booking, the host isn’t paid until you move in and confirm check-in, and Ohana holds the security deposit and refunds it within 7 days of move-out when there are no claims.
