A private terrace running more than 40 feet along the 25th floor of a Landmarked Art Deco Skyscraper in downtown Manhattan — outdoor space almost no apartment in this city has. We live here most of the year and it still surprises us. The terrace stretches the full south face of the apartment, about 180 square feet, and it's ours alone — no sharing. It looks South over the rooftops toward the harbor, and sunset from up there is the reason we fell in love with the space Inside, six oversized south-facing windows run the length of the apartment. It's bright throughout the day, we have some very happy plants. High ceilings, hardwood floors throughout, and quiet: twenty-five floors up, the city goes away. --- The Apartment --- One bedroom, one bathroom. King bed with motorized shades in the bedroom, and a full-size pull-out sofa in the living room. If you're staying with a small child, there's a canopy floor bed set up alongside the king. Our three-year-old sleeps in it and it works comfortably up to about five or six. We're happy to take it down before you arrive if you'd rather have the floor space. Full kitchen with stone counters, stainless appliances, dishwasher and an island with seating. Washer and dryer in the unit. Individual heating and air conditioning in every room, so you set your own temperature instead of fighting a building thermostat. There's a Peloton if you'd rather not leave the apartment, and a proper standing desk with 500+ Mbps internet. Traveling with a toddler: we have a high chair and a bin of kids' toys. --- The Building --- A 1930s Art Deco Skyscraper, landmarked, converted to residences about a decade ago. The lobby is original and staffed 24 hours — doorman, concierge, package handling. Secure elevators As our guest you get full access to the amenity floors, which run 22,000 square feet: a gym with daily classes, separate yoga and pilates studios, an indoor turf track, a bowling alley, a golf simulator, billiards and ping pong, a screening room built inside the building's old bank vault, and a children's playroom. Downstairs there's a gourmet market and a coffee shop, so you can get groceries in a bathrobe. Two of the restaurants in the building hold Michelin stars and the cocktail bar at the top regularly lands on world's-best lists — you can eat extraordinarily well without leaving the address, though book well ahead. --- Good To Know --- The terrace is long and narrow — a promenade rather than a patio. Wonderful for morning coffee, plants and watching the light change. The railing is full-height glass, so there's nothing for a child to climb, but the terrace is narrow and you're twenty-five floors up — we ask that kids are supervised out there. Non-smoking, including on the terrace. Pets only in rare circumstances — ask us. The apartment is right for two adults, or a couple with a young child.
