How Much Does a Sublet Cost in New York City?

A private room sublet in New York City costs a median of $1,904 a month on Ohana, a studio $3,536, a one-bedroom $4,167, and a two-bedroom $5,457. Those are the middle of the market across 3,882 New York listings with upcoming availability, as of November 3, 2026. Neighborhood moves the number more than anything else: a room in Bed-Stuy and a room in the East Village can be $1,000 apart.

How we measured: every figure below comes from Ohana listings in New York City with open dates ahead, priced per month as the guest sees them, including Ohana's service fee. Listings under $400 or over $20,000 a month are left out. The numbers refresh daily, so they will move with the season. A neighborhood figure only appears when at least eight listings back it.

How much does a sublet cost in New York City?

Rooms cluster tightly around $1,904. Whole apartments spread out fast as bedrooms are added. The middle half of listings falls between the low and high columns below.

TypeLow (25th percentile)MedianHigh (75th percentile)Listings
Private room$1,618$1,904$2,2562,920
Studio$3,103$3,536$4,004347
One-bedroom$3,424$4,167$4,922403
Two-bedroom$4,120$5,457$6,420153
Three bedrooms or more$4,120$5,190$8,35938

A few things stand out. Rooms are most of the market: 2,941 of the 3,882 listings are a room in a shared apartment, against 941 whole homes. Shared rooms, where you split a bedroom, are rare and run around $1,380. And the three-bedroom-plus group is small enough that a handful of large places stretch its high end. If you need three bedrooms, price the specific neighborhood rather than trusting the citywide median.

How much is a sublet in each New York City neighborhood?

Central Brooklyn and Upper Manhattan are the least expensive places to sublet a room. The East Village and the Financial District are among the most expensive. Medians below, with the number of listings in parentheses.

NeighborhoodRoomEntire home
Bed-Stuy$1,498 (261)$4,066 (17)
Crown Heights$1,532 (133)$3,370 (8)
Harlem$1,648 (166)
Bushwick$1,738 (126)$3,317 (23)
Upper East Side$1,823 (200)$3,619 (77)
Astoria$1,976 (58)$4,066 (17)
Greenpoint$2,046 (62)$4,494 (12)
Williamsburg$2,166 (156)$4,976 (23)
Long Island City$2,440 (27)$4,280 (38)
Hell's Kitchen$2,474 (146)$4,895 (40)
East Village$2,622 (134)$3,980 (65)
Financial District$2,782 (29)$5,082 (35)

A blank cell means there are not yet enough whole-apartment listings in that neighborhood for a median worth publishing. The entire-home column mixes studios with larger apartments, so a neighborhood with more studios on offer can look cheaper than one where most whole-home listings are one-bedrooms.

The pattern is about location within the city more than the borough name. Rooms in central Brooklyn and Upper Manhattan stay well under the citywide median. Downtown and East Village Manhattan, and the newer waterfront buildings in Long Island City and Williamsburg, sit at the top.

What does a New York City sublet price include?

On Ohana, the monthly price you see already includes Ohana's service fee. Most sublets come furnished, because the tenant is leaving their things behind, which is a large part of why a sublet can make sense against signing a 12-month lease and buying a bed.

Ask the host about three things before you compare two listings on price alone:

  • Utilities and Wi-Fi. Some hosts include them, some split them with roommates, and some pass the bill through. In summer, air conditioning can add real money.
  • Deposit. New York caps residential security deposits at one month's rent. A request for more is a reason to ask questions.
  • Roommates. A cheaper room often means more people sharing the kitchen and bathroom. Ohana lets you filter by roommate gender and see who you would be living with.

When is the cheapest time to sublet in New York City?

Demand peaks in summer, so fall and winter are when you have the most room to negotiate. 72 percent of New York sublets booked on Ohana move in between May and August, driven by interns, students, and people leaving the city for the summer. Hosts trying to fill a November-to-February gap are competing for far fewer guests.

Whatever the season, the good ones go fast. The median New York sublet on Ohana books 11 days after it is published, and a quarter book within 6 days. If a listing fits your dates and budget, message the host that day. The typical stay is 69 nights, a little over two months.

How should I price my apartment if I am subletting it?

Start at the neighborhood median for your type of place, then move up or down for what makes yours different. Natural light, laundry in the building, a doorman, outdoor space, and a short walk to the subway justify the high end of the range. A walk-up fifth floor, a long commute, or a narrow date window pushes you toward the low end.

Two limits come before the market. If your apartment is rent-stabilized, you cannot charge more than the legal rent plus 10 percent for furniture, no matter what the neighborhood median is. And the sublet has to run at least 30 days. Both are covered in NYC sublet rules.

How can I tell if a New York City sublet price is too good to be true?

Compare it to the table above. A one-bedroom in Williamsburg listed far below the citywide low for one-bedrooms, from a host who cannot show you the apartment and wants a deposit by wire or gift card, is the most common sublet scam in the city. Real bargains exist, but they come with a real person, a video call, and a payment you can get back if the apartment is not what was promised. More warning signs are in how to spot a sublet scam.

What else do people ask about sublet prices in New York City?

Is subletting cheaper than renting in New York City?

Month for month, not always. Once you count what a lease costs to start, often yes. A sublet comes furnished, needs no broker, and does not lock you in for a year. For a stay of a few months, that usually outweighs a higher monthly price.

How much is a room sublet in Manhattan?

It depends heavily on the neighborhood. On Ohana, a room in Harlem has a median of $1,648, on the Upper East Side $1,823, and in the East Village $2,622.

How much is a studio sublet in New York City?

The median studio on Ohana is $3,536 a month. The middle half runs from $3,103 to $4,004.

Can I negotiate the price of a sublet?

Yes, especially outside summer and for longer stays. A host with an empty apartment still owes their own rent. Offering to take the full date range, or to move in sooner, is usually worth more to them than a small discount.

Do sublet prices include utilities?

Sometimes. Ask before you book and get the answer in writing in the sublease.

What is the bottom line on sublet prices in New York City?

Budget around $1,904 for a room, $3,536 for a studio, and $4,167 for a one-bedroom, then adjust for the neighborhood. Book outside summer if you can, and move quickly when the right place shows up. Every listing behind these numbers is live on the New York City sublets page.
